Occupying a Small Office Space in King’s Cross

The recent developments in King’s Cross have made significant progress in regenerating the area, and demand for office space in King’s Cross has seen a steady rise over the last few years. While this can only be good news for the area, the latest projects are all purpose built for large occupiers such as Google and The Guardian, leaving the fate of small office space in the area in jeopardy.

One of the biggest issues with King’s Cross currently is the lack of easily accessible amenities. In reality, unless you are based around Granary square there is not much actually going on in King’s Cross. One of our fears is that with these larger occupiers taking up space, there may not be a push for the creation of the sort of amenities that would attract smaller businesses. The likes of Google and The Guardian are likely to provide in-house facilities to support their staff and this could lessen the need for much needed restoration of the areas immediately surrounding the Station. 

Without attracting smaller tenants there may be a tendency to continue to focus on similarly large projects such as Central Saint Martins’ new complex. While this project has certainly refreshed King’s Cross, if developers focus on equally large projects, occupying small office space in King’s Cross may prove difficult.
